Scottsdale Roof Coatings
Elastomeric and silicone roof coatings for flat and low-slope roofs, matched to the roof they're going on.
Roof coatings in Scottsdale do more than make a roof white. A liquid-applied elastomeric coating seals small cracks and seams, protects the surface below from UV, and reflects sun that would otherwise heat the deck.
Coatings go on foam roofs as standard, but they also work over many built-up, modified bitumen and metal roofs that are still sound. The trick is matching the coating and primer to the surface, and fixing what's wrong underneath first.
We don't coat over wet or failing roofs. If the roof below is past saving, a coating only hides the problem for a season, and we'll tell you that up front.

The protective layer every foam roof needs, applied new or as a recoat over existing foam.

Older tar and gravel roofs that are still dry can sometimes be cleaned, primed and coated instead of torn off.

Rolled roofing with worn granules or tired seams can be reinforced at the seams and coated.

Metal roofs on patios, shops and commercial buildings get rust treatment, fastener sealing and a coating.
| Existing roof | Good candidate for coating? | What it needs first |
|---|---|---|
| Spray foam | Yes, it's required | Clean, repair, compatible coating |
| Built-up (tar and gravel) | If dry and well attached | Gravel removal, cleaning, primer |
| Modified bitumen | If seams and surface are sound | Seam reinforcement, primer |
| Metal | Yes, in most cases | Rust treatment, fastener sealing |
| Any wet or failing roof | No | Repair or replacement first |
A moisture check decides most of this. Coating over wet layers traps the water and shortens the life of everything above it.
A dark flat roof soaks up summer sun all day. A reflective coating sends much of it back.
Elastomeric coatings stretch and recover as the roof heats and cools, sealing small gaps.
Coating before monsoon season, June 15 to September 30, closes up the small openings storms find.
On a roof that's still dry and solid, a coating can push back a replacement.
Coating cost depends on roof size, the type of roof underneath, the prep it needs and the coating system. Built-up roofs with gravel need more prep than a smooth foam roof. Silicone and acrylic are priced differently.
We price the prep, repairs and coating separately so you can see where the money goes.
Tell us about the roof and what you're seeing. We'll set up a time to inspect it and talk through options.
Free estimate, no obligation

We inspect the surface and test for moisture to see if it's a candidate for coating.

The roof is cleaned, primed where needed, and seams, cracks and fasteners are repaired.

Coating goes on in one or more coats to the specified thickness.

We check coverage, edges and penetrations and walk the roof with you.
Elastomeric acrylics are water-based and stay cleaner, but don't like standing water. Silicones handle ponding better but can be harder to recoat with anything other than silicone.
If the roof is sound and the leak is from small cracks or seams, often yes. If the roof is wet or failing, a coating won't fix it.
Yes. White reflects the most sun, but tan and other colors are available for roofs that can be seen.
Yes. We treat rust, seal fasteners and seams, then coat.
